What we can offer

We employ a holistic approach to design from Inception to Completion. We help prepare the brief through a collaborative process, produce a set of plans that reflect your brief, prepare the necessary paperwork to track your budget and any design changes that may have implications on cost. With regards to energy, we take a fabric first approach, and we can advise on alternative solutions to reduce the running cost of the building. We can provide architectural drawings, 3D models to use at any stage of the design process, and we also offer a full architectural service including the preparation & completion planning, warrant, and tender documentation, and we shall guide you through the construction phase till practical completion.


Design

Preparation of Brief

Consultation to establish a brief and budget.

Concept design

A collaborative approach is adopted to develop designs and ensure your project is within budget. During this process we prepare sketch plans and a sketch 3D model to help realise your ambitions.

Developed design

Once the design is complete we prepare drawings for the planning application, if required, at the local authority and guide you through the process. Following planning approval we prepare drawings for the building warrant application.

Technical Design

Complete detailed drawings and co-ordinate design team information for the building warrant with a view to prepare tender documentation and eventually drawings for construction. Following the tender period a value engineering exercise usually takes place if the Contractor’s tenders are too high to reduce costs.

Construction

Following the tender period (usually 4 weeks) we get appropriate prices for construction. We’ll guide you in choosing a Contractor and guide you through the construction phase; Monitor progress, Inspect the site, prepare a designer’s risk assessment and advise on site safety and remind design team’s responsibility under the CDM regulations (if required); Coordinate design team information and liaise with specialist subcontractors till Completion.

Handover

After Practical Completion is achieved the building can be used. At this point the defects liability period begins – and lasts usually 12 months depending on the contract.


Fees

Fees

Fees can be negotiated and depend on the scope of works. Architects fees are a small percentage of the total build cost and depend on the complexity of the design. Following a free consultation with us we shall recommend the best approach and we shall provide a proposal outlining our services based on the RIAS Scottish Conditions of Appointment of an Architect SCA/2018 and all the costs involved. Please note that we can calculate fees in a number of ways –
